About Hilltop
The story of Hilltop.
Hilltop is Denver's understated high-end neighborhood — the kind of place where a $2M home sits on a large lot on a tree-canopied street without a soul talking about it. Unlike Cherry Creek (which is active, urban, and commercially dense) or Wash Park (which has the park energy), Hilltop is serene. Large lots, wide streets, significant privacy, and a housing stock that spans from mid-century modern gems to estate-scale newer construction.
Cranmer Park sits at the neighborhood's center — a 23-acre park designed specifically for mountain views, with a stone sundial at its overlook that frames the Front Range from Pike's Peak to Longs Peak. It's a singular Denver experience. The park also hosts the neighborhood's defining social event: the annual Fourth of July celebration that draws Hilltop residents and their families.
The housing stock is what draws design-focused buyers. Hilltop has an unusual concentration of mid-century modern homes (Ranch, split-level, and flat-roofed designs from the 1950s and 1960s) alongside larger estate homes from multiple periods. Lot sizes run considerably larger than Denver's standard 25-foot lots — many Hilltop properties sit on 75-foot or 100-foot-wide lots, enabling the privacy and outdoor space that's rare in the city.
For buyers coming from markets where $2M buys a townhouse, Hilltop is revelatory. The combination of lot size, privacy, architectural quality, and Denver's property tax structure makes it one of the stronger luxury value propositions on the Front Range.

Lifestyle & Amenities
Living in Hilltop.
Dining & Coffee
Hilltop is not a neighborhood with a walkable commercial corridor — its value proposition is residential privacy and architectural quality, not a main street. For dining, residents use Cherry Creek North (10 minutes), the 6th Avenue corridor, and broader east Denver options. Several well-regarded neighborhood restaurants serve the area, but Hilltop buyers who need walkable daily dining are better served by Cherry Creek or Congress Park. This is a neighborhood for people who want to drive to a great dinner, not walk to a passable one.
Parks & Outdoor Recreation
Cranmer Park at the neighborhood's center is the defining outdoor feature — a 23-acre formal garden and mountain viewpoint with one of the best Front Range panoramas in the city. The park's stone sundial and overlook frame an unobstructed view from Pike's Peak to Longs Peak. Hilltop's large lots also give residents private outdoor space that most Denver neighborhoods can't match. The Cherry Creek Trail is accessible by bike, connecting south to Wash Park and north to downtown.
Schools & Families
Hilltop is served by Denver Public Schools. Boundary schools include Carson Elementary School, feeding to Hill Middle School and George Washington High School. GW is a well-regarded DPS comprehensive high school. The neighborhood's large lots and low density attract families who want space and privacy, and the school assignments are consistently solid. DPS open enrollment allows families to apply for additional programs citywide.
Shopping & Entertainment
Cherry Creek North — Denver's premier retail and dining district — is about 10 minutes by car, providing Hilltop residents with access to 300+ shops, galleries, spas, and restaurants. For everyday grocery, several options are accessible along Colorado Boulevard and 6th Avenue. Hilltop's entertainment draw is largely Cranmer Park and the Fourth of July neighborhood celebration, which is one of Denver's more distinctive block-party events.
Commute & Transportation
Downtown Denver is approximately 15–20 minutes by car from Hilltop. The neighborhood is primarily car-dependent — there is no light rail proximity, and the street layout is not optimized for cycling. Cherry Creek Trail access is available for cyclists willing to navigate to it. I-25 provides efficient highway access north and south. DIA is approximately 35–40 minutes east via I-70. The trade-off for the privacy and lot size is car dependency.
